General Business Conditions

Belvedere Appartementvermietung GmbH (Belvedere)

1. General

The guests of Belvedere agree with the provided business conditions. The use of an Apartment as well as service of the Belvedere is subject to the Austrian Hotel Contract Conditions (ÖHVB) in all points not covered in the contract of the general business conditions. There lays no rent relationship in terms of the Austrian Rent rights statue (Mietrechtsgesetz).

2. Reservation regulations

The minimum duration of stay in all our Apartments is 4 nights. All reservations submitted will be responded in written form. Any changes in your reservation are accepted up until 14 days of arrival. In circumstances, where the apartment is not already assigned to someone else, will we accept extensions for your stay. If under any circumstances, upon your arrival, the apartment does not meet the arranged conditions, will we refund you with all costs which you pre-paid. With the confirmation, the trading conditions and in particular the reservation conditions enter into force to the reservation of the apartment use, at the latest with the use of an apartment. This applies for example to extension the rent duration, shortening of the rent duration, cancellation of the rent duration, etc… In all cases, in which the apartment should become uninhabitable from reasons, which lie outside of control of the guest, of the Belvedere apartment letting GmbH will become either a spare apartment made available or it all yet in requirement taken pre-payments not returned. The decision is incumbent on the Belvedere. Guests only included in the reservation details may stay over night, no one else is permitted on the premises. If you wish to add any guests, you must discuss this upon your arrival. A later change of the persons during a stay is possible, if these persons before beginning of your use of the apartment are communicated and this by Belvedere Apartments LTD is confirmed. The apartment may not become sublet to other persons, and/or subleased. The agreed upon rent does not include any personal insurance, no travel expenses and no transport costs.

3. Payment

If no otherwise stated, all prices are in Euros. We accept Cash payment, Bank statement/transfers and credit card (MasterCard, Diners club, Visa, and American Express) payments. If you do not possess a (internationally valid) credit card, or you do not want to share your details, you may pay via bank transfer/banker’s draft or cheque. In this case, a 25% in-advanced payment is required at least 4 weeks ahead of arrival; the remaining 75% have to be paid cash upon day of arrival. If you decide to pay in advance onto our bank account, we give you an additional 5% deduction. Reservations up until 31 days of stay, the payment is required to be fully paid upon arrival or before hand. Stays which exceed 1 month, it is required to pay advanced in monthly terms. When arriving, an ID (ideally Passport) or any sort of identification with picture is required. The renter is obligated to register and sign a form during check-in. Upon arrival, an additional deposit of 350 € has to be paid or a creditcard slip has to be signed.

4. Cancellations/Failing to arrive/Early arrival

Free of charge can all changes, or cancellations, or shortments of the stay be made, these need to be made known at least fourteen days before the date of the reservation. If you cancel within the fourteen days before the start of the reservation, two days will be charged to the bill. If you cancel your reservation within the last four days then the total cost will be charged.
With a written cancellation at least fourteen days before the arrival, can you receive your full deposit back. Cancellation within the last four days results to the loss of deposit, just as failing to cancellation without ahead notice. The right to stay in the apartment expires at noon the following day that is unless Belvedere Apartments LTD has been contacted ahead of time. If you change your departure date this needs to be told at least seven days before the new departure date, otherwise the days will be charged.
For special holiday like Easter, Christmas and new years their are special deposit regulations and the reservation is specifically made.

5. Anfrage / Reservierung

Erfolgt eine Anfrage oder Reservierung und bietet Belvedere konkret an, verfällt das Angebot von Belvedere spätestens nach 48 Stunden, falls es nicht ausdrücklich durch den Gast gebucht, das heißt angenommen wird.

6. Arrival/Departure

The arrival and departure times are organized through the office, which is open from Monday through Thursday from 08:00, until 18:30, and Friday from 08:00 until 16:00. Arrival or departure outside these times needs to be specially arranged.
Check in time is usually 14:00 on the arrival date. The apartment is ready for vacation at any point after this time, and needs to be left before this time on the departure date. If you leave later, then 25% a day prices is added on per hour you exceed the time.

7. Arising problems

If it is not possible to move into your booked apartment, because it is being in use or you cannot stay there under the available circumstances, then the Belvedere is obligated to supply you with another apartment, with the same or higher quality promised. If this is not possible, the money charged will be fully re-paid. The total liability of the Belvedere is.

8. Capacity

The rental price includes the apartment rent, water, electricity as well as a weekly cleaning, change of bed sheets and towels. The amount of towels and bed sheets depend on the number of guests staying in the apartment. The price includes as well city tax and any other taxes. The apartments are fully equipped with furniture and inventories. Every room posses an inventory checklist. During your stay, none of the furniture or inventories may be removed. The guests are obligated to place the items back to their initial position if any of the furniture was moved. If damages to the furniture occur during the guests stay, the guest will have to pay for its reparation. Personal items of the Belvedere are not insured. The inventories lent to the guests as well do not have insurances when damaged during the rental. The guest is responsible for arisen damage, as far as these exceed the normal wear by inhabiting. In particular the guest is responsible to visitors for damage by carelessness, intentional damage or inappropriate use by him or her. Responsible the guest is for example for damage by inappropriate use, by fire-pure, by special damage or soiling of textiles, with broken table-ware. Cost of repair, replacement or special cleaning are to charged from the guests. The tenant is responsible for the keys handed over. If a key should be lost, both the key and the cylinder must be replaced. The costs of it are to be paid by the guest. There is not a possibility that Belvedere takes the responsibility for it. If necessarily thereby coherent locksmith's works are also to be carried.

9. General

Entering apartment regulations:
Employee’s of the Belvedere is permitted to enter the apartments at any time. The employee has to act without disturbing the renter. Entering the apartment will usually occur: for investigation, cleaning, repairing damages.

Liability:
Belvedere is not liable for problems/cases outside of areas. These include problems with electricity, water, illness, etc… Belvedere Apartments LTD is not liable for loss of property of the guests.

Claims:
We kindly ask you to claim in a written form; e.g. letter. We will then try our best to react quickly and appropriately. The better the claims are described, the faster we can work on these. If claims are being handed in at the end of your stay, Belvedere will not be liable to these.

Insurance:
Belvedere does not insure their guests. We strongly recommend insuring yourself privately including luggage insurance, trip illness, and cancellation of the trip.

Trash:
The guests are asked to dispose their trash in garbage bins in the courtyard.

Mobil/Cell Phone:
Belvedere offers mobile/cell phones, please ask the management for exact prices and detail.

Smoking:
It is forbidden to smoke in the apartments.

Internet:
In the office, it is possible to gain internet access for quick browsing.

Special agreements:
These are held in written form. Any sort of changes will be confirmed on the reservation conformation letters.
